Due Diligence Checklist

Howdy, Could you speak a bit on Location Due Diligence, The reason I am asking is about 7-Eleven closing 400 Stores and according to a recent Wall Street Journal Report, which mentions the parent companies net profits were down 35%. In the article it mentions Social challenges for 7 eleven such as crime and homelessness. How big of a factor is the Location ?, Or Is it the ebb and flow of the business cycle in the US Economy? As a newer investor and considering triple net lease gas stations so I am in favor of owning the property and having a Franchisee or Corporate Brand be my tenant. I am also seeing a few new Construction 7-Elevens with 15 year leases on Crexi and Loopnet. Should I Consider other Brands as well? Thank you.
