What are some good resources if i want to build a gas station?

There is a land for sale near me for $2M. I was thinking about developing a gas station there.

Is it gonna be just a gas station, it has to be a very busy corner to be able to justify the cost of a gas station there. in my opinion only QT can afford land that expensive to build a gas station. I would look more at 1 mill max
