Looking for Advise: Exit Strategies for generational owner/operator

Hello everyone! I'm looking for advise on potential options for a generational owner/operator looking to exit a portfolio of 2 convenience stores in the North East. Both properties are extremely well located and have historically under performed the market due to typical mom & pop operation style.

Current ownership has run the properties with a very hands on approach for decades, and given their age is looking for a way to capitalize on their equity while still maintaining ownership. Curious what options there are in this scenario outside of a sale? Any specific broker's that would be good to get in front of for NNN lease prospects?
