What are some resources or locations to find gas stations for sale or lease? Any tips for searching specifically in the Virginia and South Carolina markets?

Crexi, Bizbuysell and Loopnet are places to start. I see a few on FB but the best way to do it is making relationships. To get the best deals you need to be known in the community as a good buyer. What makes a good buyer? Someone who doesn't negotiate the deal to death and closes with the least amount issues.
