Ever buy with Corporate Business Brokers out of NJ?

Hey All,

First time prospective buyer. I'm very close to going under contract with a septic company right now, but came across an attractive gas station close to home. The broker is taking awhile to send financials after I sent proof of funds. The deal is for a lease of business rights - not owning the building or business. That's new to me as well. Appreciate any feedback.

I've never bought through a broker before. All my deals have been off market deals. Just be careful with leases and do due diligence. A lot of people do pump and dumps. Iv seen this broker page in Nj. A lot of the sites look attractive on paper with this broker but most cases are not close to what you see and they charge ridiculous broker fee . My personal recommendation would not to trust or use them.
